Firstly thank you for your booking! You will receive an email with your booking confirmation on, it may go to spam so please make sure you take a look in there for it if you've not received one. If you still cant find it, please contact us for assistance.
You will be invoiced via email 4 weeks prior to your stay (or within 24hrs if your stay is sooner).
As explained at the time of booking, please remember the £100 deposit you have paid is also your damage bond, this is separate from your holiday amount and is refunded after your stay if no damages or excessive cleaning required etc.
Please ignore the balance shown on your booking confirmation, this will be incorrect as it takes the £100 refundable damage bond off your holiday balance.
You will receive an email with your holiday documents and a separate email with your invoice roughly 4 weeks prior to your stay (or within 24hrs of booking if booked sooner), these may end up in spam so check your junk folder regularly and if you've overdue your invoice/docs please get in touch using the details above.
We text the lead hirer the evening prior to their stay with detailed instructions of how to gain access to the property.
We try our absolute best to get guests access to our properties as soon as practically possible, the latest we guarantee check in is 1500hrs, however its often much sooner, we text the lead hirer as soon as your holiday home is ready for you.
Please do not attempt to gain access before receiving a text as we may not quite be ready for you, as well as cleaning we sometimes have maintenance and repairs to conduct between guest stays.
Check out is 0930hrs on the day of departure, sometimes we are able to offer a later checkout but we cannot guarantee this, but feel free to ask, if we can facilitate, we will!

Each booking must pay a £100 deposit, this acts as your damage bond and is refunded after your stay (if no damages or excessive cleaning required). The damage bond is separate to the holiday amount (see example below).
Holidays are due to be paid in full 4 weeks prior to the stay itself, we will contact you via email with your holiday documents which will also include your invoice.
Please pay on receipt of your invoice. If your holiday is less than 4 weeks away at the time of booking you will be invoiced within 24hrs of making the booking.
Guest gets in touch and would like to book 25th-28th June 21, cost is £525.
£100 damage bond is paid by guest to secure the holiday.

£100 damage bond is refunded to guest 48-72 hrs after their holiday, this will be returned to the card you originally made the booking with, it can take up to 10 working days for your card provider to action the refund.
We have 4 luxury mini lodges available to hire, Osprey Rise, Gibson Close, The Avenue and Fishing Lake.
All our mini lodges are 6 berth, this means they can sleep 6 (plus an infant in a travel cot).
Yes, they all have private hot tubs which are maintained daily by fully qualified BISHTA operatives.
All our hot tubs are cleaned and maintained to the highest standards. Hot tubs are fully drained and cleaned thoroughly after each lot of guests. Hot tubs are then refilled with fresh water, re-balanced with spa chemicals (to ensure the correct levels of chlorine and also to ensure that the water is balanced to the correct Ph levels). Each hot tub will be heated to 38 degrees ready for your arrival.
The water is also tested daily by our hot tub maintenance provider to ensure the chemicals remain at the correct levels, allowing you and your guests to enjoy our hot tubs worry free. All you have to do is remember to bring swimwear and towels!

Yes, we have a private fishing peg and lakeside decking area on our Fishing Lake mini lodge. Our other 3 properties do not have private fishing pegs although Osprey Rise and Gibson Close are lake view but not lakeside. The Avenue does not have a lake view.

Once you are on park, you will see signage that guides where you can and can not go with your dog. Dogs are not allowed in the adventure playground, sports court, beach or Lakeside Lido.
Please note that the park owners (Away Resorts) will not allow any banned breeds or dogs that are mentioned in the 'Dangerous Dogs Act' (including XL Bullies) on site, regardless if they are muzzled. For any queries regarding this please contact the park owners directly +44 330 053 7000.
Absolutely not, each of our mini lodges has a travel cot and a highchair available if you require them, free of charge. Please note that linen for the travel cot is not provided as most parents wish to provide their own.
All bedding is provided (besides the travel cot bedding as mentioned above). Beds will be made up on your arrival for you (the pull out double sofa will not be made up but the bedding is provided should you need to use it).
Bath/shower towels are not provided, you will need to bring these yourself and you may need separate towels to use after the hot tub too. We do provide fresh tea towels and hand towels for each stay though.
All our kitchens are fully equipped with an oven, toaster, microwave, kettle, coffee machine (Nespresso), pots, pans, plates, cutlery and crockery. We also provide tea, coffee and sugar too.

Unlike air travel, you can bring as much as you like with you! Although our mini lodges are very well equipped to a high specification, but if you just cant live without your bread maker for the weekend feel free to bring it along!
Kitchen Roll, condiments (tomato ketchup, salad cream etc), salt, pepper, cooking oil, foil, spare toilet rolls.
There are local shops available but we know most people will have these items listed above at home not being used when they are away so why not bring them along and use them.
We also recommend bringing some flip-flops/sliders for when you are heading too/from the hot tub. If you have the cotton ropes (the ones you see at day spa's) bring those too, much easier to put on after going in the hot tub. If you don't have a cotton robe then bring big beach towels for after the hot tub.
We are incredibly competitively priced for the standard of accommodation we offer (mini lodges, not caravans (big difference), so we do not offer discounts as standard unless you are a returning guest, but feel free to get in touch and see if there's any offers running you could take advantage of!

The nearest station is Metheringham. From here you just need to jump on a number 5 bus to Boston which stops in Tattershall town, about 10 minutes walk from the park or a short taxi/Uber ride if you prefer.
No. Unfortunately we found that guests abused the BBQ's (e.g. not cleaning them after use, using all the gas and not informing us and siting the BBQ's irresponsibly and causing damage to the mini lodge/decking/balustrade), so we no longer provide BBQ's for guest use.
You are welcome to bring your own BBQ, as long as you site it on the driveway away from the property.
Guest Passes are not included in our prices, we are completely independent holiday home owners, we have zero affiliation with the park owners who charge for guest passes.

Absolutely loads! 90% of our guests don't bother buying Away Resorts guest passes, they chill in our hot tubs, fish from our private peg (Fishing Lake), relax in our cosy, modern holiday homes, enjoy the third party facilities on site and use local bars, restaurants and small businesses.

Guest passes are ordered for you the day prior to arrival, they are then emailed to you the evening before your stay to reduce the risk of them being deleted or lost in your inbox.
Unfortunately not, Away Resorts who own the park refuse to sell passes directly to private guests. If you are booked with ourselves you must order your passed through us , please complete the guest pass booking form sent with your holiday documents and make payment for the passes to the details provided on the form. Please make contact with us to check we have received payment and the form.
Please note as a working family we may not be able to order passes immediately if you decide you want passes after arriving at the park (we may be driving or in a meeting etc) to avoid a delay in receiving your passes please give us as much notice as possible (ideally a few days before you arrive).

The following prices are based on a 6 berth property (all our mini lodges are 6 berth) the price is per property (not per person) for the duration shown.
To establish if you think you will get good value for money purchasing Away Resorts private guest passes use the following formula:
Pass cost ÷ number of nights ÷ number of guests = cost per person per night (pppn)
Example:
Pass cost (£130) ÷ number of nights (3) ÷ number of guests (6) = cost per person per night (pppn) £5.42
£130 ÷ 3 ÷ 6 = £5.42 pppn

Full instructions are included in your holiday documents which you will receive by email. Holiday documents are sent 4 weeks prior to your holiday (or within 48hrs if your stay is less than this period when you booked it). If you require guest passes you will need to complete the form and return it along with making payment for the correct amount for the passes. We will then purchase the passes on your behalf.
Guess passes will be emailed to you directly from us the evening prior to your stay once we have purchased them for you (once we have received payment and your entertainment booking form).
You can book activities from 21 days prior to your stay and can book activities anytime from then onwards, although it is advisable to check for availability being released up to 21 days prior to your stay and book your activities (and make table reservations) as soon as availability shows on the Sports Booker Link below:
